I. JOB OVERVIEW
Job Description Summary:
E42 Properties is a worker-owned social enterprise operating short-term retreat rentals, long-term residential leases, and property management partnerships across a growing portfolio of communities, beginning in Southern Maryland. E42 exists to provide reasonably affordable, thoughtfully run housing for moderate-income individuals and families, built around the belief that a home should function as a genuine third space, not just a transaction.
The Host & Property Development Lead reports directly to the Founders and serves as the primary driver of portfolio growth at E42. This role owns the full relationship and due-diligence lifecycle for everything that enters the E42 portfolio, from a first conversation with a prospective host or property owner through onboarding and handoff to operations. The position is responsible for applying E42's community-fit rubric and financial feasibility standards to every new property under consideration, cultivating relationships with property owners across E42's three host categories (short-term retreat hosts, long-term rental owners, and emerging senior home-share partners), and representing E42's mission and standards to external stakeholders, including prospective hosts, local officials, and community partners.
This role requires independent professional judgment in evaluating properties, communities, and prospective partners against E42's mission, standards, and financial requirements. The position does not currently have direct reports but may coordinate with operations staff, contractors, and, as the company grows, junior team members supporting the acquisition pipeline.
Duties and Responsibilities
Builds and manages relationships with prospective hosts across all E42 product lines: short-term retreat property owners, long-term rental owners, and senior homeowners interested in home-share partnerships as that offering matures
Leads E42's due-diligence process for every prospective property, applying both the community-fit rubric (walkability, safety and stability trends, healthcare access, civic infrastructure, growth trajectory, and identity) and a financial feasibility analysis before any property is recommended for the portfolio
Conducts site visits, market research, and in-person conversations with property owners and community stakeholders to assess fit
Owns the "Host with Us" inbound pipeline, qualifying leads, answering prospective host questions accurately, and guiding qualified owners through onboarding
Coordinates closely with operations to ensure commitments made to hosts during onboarding are fully deliverable once a property goes live
Maintains and refines E42's due-diligence rubric and standards over time, incorporating lessons learned from each new property and market
Supports E42's expansion into new geographic markets, applying the same evaluation standards used in Southern Maryland to new regions as the company grows
Represents E42 before external stakeholders, including prospective hosts, local government and planning contacts, and community organizations, in a manner consistent with E42's mission and worker-cooperative values
Tracks and reports on pipeline activity, acquisition metrics, and portfolio growth to the Founders
Performs other related duties as assigned; the omission of a specific duty does not preclude the Founders from assigning duties logically related to the position
Minimum Qualifications:
Bachelor's degree in real estate, business, urban planning, hospitality management, or a related field, plus 3 years of relevant professional experience; or an equivalent combination of education, training, and experience. Direct experience in real estate, property management, hospitality, or community development strongly preferred.
Additional Required Licenses/Certifications:
None required at hire. Real estate license (if applicable in operating states) a plus but not mandatory.
Preferred Qualifications:
Demonstrated experience evaluating real estate, rental properties, or markets, including financial feasibility analysis
Comfort working independently and forming a first professional judgment on a property or partnership before it's reviewed by leadership
Strong written, oral, interpersonal, and relationship-building skills, particularly with independent property owners and small business operators
Genuine alignment with E42's mission of affordable, moderate-income housing and community-centered hospitality; comfort declining a property or partner that does not fit E42's standards, even when it would otherwise be a "good deal"
Experience with due-diligence processes, market research, or community needs assessment
Familiarity with landlord-tenant regulations and short-term rental regulatory environments a plus
Willingness and ability to travel regularly for site visits and in-person relationship building, including as E42 expands into new regions

II. JOB DETAILS
Primary Location: Southern Maryland (La Plata area), with regular regional travel required
Company/Department: E42 Properties — Growth & Acquisitions
Employment Type: Full-Time
Hours Per Week: 40, with flexibility around site visits and owner meetings outside standard hours as needed
Work Schedule: Generally Monday–Friday, with occasional weekend availability for property visits or host meetings
Onsite Status: Hybrid; frequent local and regional travel required, with occasional travel to new markets as E42 expands
Required Background Check: Criminal history screening, reference verification, and, where applicable to role duties, a motor vehicle record check given regular travel requirements
